574 homes either expired or were cancelled in Windsor Essex County so far this June. That is more than the number that actually sold. In the same two weeks, four families reached out wanting to move here. Three from the GTA. One from BC. If your family is trying to make sense of what this market is really telling you, those two facts together tell the real story.
TLDR
Homes listed June 2026 to date: 1,162
Homes sold: 422
Homes expired: 64
Homes cancelled: 510
Average sale price: just over $572,000
Median sale price: just over $525,000
Average days on market: 38 days
Condos listed: 119
Condos sold: 46
Average condo price: almost $385,000
Median condo price: $340,000
Condo average days on market: 54 days
If you are selling: Price it based on what similar homes have actually sold for in the last 60 to 90 days. Show it well. Be genuinely ready to negotiate. Those three things separated the 422 homes that sold from the 574 that did not.
If you are buying: You have real inventory and real negotiating room. Get your pre-approval done before you start looking seriously.
If you are relocating: Four families reached out in the last two weeks alone, drawn by affordability, safety, and being closer to family. Chatham is becoming a clear favourite for downsizers and first-time buyers looking for brand new, turnkey homes under $550,000.
Now here is the fuller picture.
Let me start with the number I want you to really sit with. 64 homes became expired listings so far this June. 510 became cancelled listings. That is 574 homes combined, more than the 422 that actually sold this month.
I want you to feel that for a second. More homes did not sell than did.
Here is what I do not want you to do with that number. I do not want you to panic, and I do not want you to assume something is broken in this market. Behind every single one of those 574 homes is a real family. Some changed their mind about moving. Some priced a little high and are going to come back lower once the data shows them where things really stand. Some will come back at the exact same price because they still believe in their number. And some are simply going to pause, take a breath, and try again when the timing feels right.
Those homes are not gone. Most of them come back. Understanding that helps you whether you are the one selling or the one watching from the buying side. The average time to sell a home right now is 38 days, so this is not a slow market by any means. It is a market that rewards the right approach and the right price from day one.
If you are thinking about selling your home in Windsor Essex County right now, here is the honest truth. The families who got their homes sold this month did three things right. They priced their home based on what similar homes have actually sold for recently in their specific area, not what they paid years ago and not what they are hoping to get. They showed their home well, clean and move in ready. And they were genuinely ready to negotiate the moment an offer came in.
If your home has been sitting, or if you tried before and it did not sell, please hear me on this. That is not failure. That is the market giving you honest feedback about price and presentation. The families who listen to that feedback and come back with a clear plan are almost always the ones who get it done the second time around.
If you are thinking about buying a home in Windsor Essex County, you are in a strong position right now. 1,162 homes listed and only 422 sold means real inventory, real motivated sellers, and real room to negotiate that simply did not exist a couple of years ago. Get your mortgage pre-approval done before you start seriously looking. Know your full budget. And when you find the right home at the right price, be ready to move, because the well priced homes that show beautifully are still getting attention fast, sometimes with multiple offers. In those situations, the offers that get accepted are almost always the ones without conditions attached.
Here is something worth watching closely as a buyer. When a home comes back on the market after being cancelled or expired, pay attention to what changed. If it comes back lower with fresh photos and a better presentation, that family is serious and ready to make a real deal.
Now let me talk about condos, because the numbers there tell a slightly different story. 119 condos have come to market so far in June and only 46 have sold. The average condo price is almost $385,000 with a median of $340,000. 18 expired and 58 were cancelled, and condos are taking about 54 days to sell on average right now, noticeably longer than the 38 days we are seeing with homes. If a condo has been on your mind, this is genuinely one of the better windows we have seen in a while. Real selection and real negotiating room.
Now here is the part of this month I am most excited to share with you.
In the last two weeks, four families reached out to me about making the move to Windsor Essex County. Three are coming from around the GTA. One sold their home in BC and is looking for a home here. The number one factor pulling them here is affordability. They are tired of spending hours in traffic. Their dollar was not going far enough where they were. They want a safe place to raise their family or settle into the next chapter of their life. One family has a daughter starting university here and wants to be close to her. Two families are downsizing into something smaller and simpler. The fourth family wants a home base here so they can have their parents nearby while they both work across the border in the US.
Here is the common thread I noticed. Two of those four families gravitated toward Chatham. Why? Because right now you can get a brand new, turnkey, move-in ready home there for under $500,000, sometimes $550,000, with a warranty, two to three bedrooms, two to three bathrooms, a finished driveway, fencing, and sod already in. You show up with your furniture and your appliances and you are home.
If you are downsizing, working from home, running your own business, retiring, or selling a home with a lot of equity and want your next place to come with little to no mortgage, Chatham is worth a serious look. I have a video coming up about a builder there offering exactly this kind of opportunity for downsizers and first-time buyers.
Whether your family is in Windsor, Lakeshore, Tecumseh, LaSalle, Amherstburg, Kingsville, Leamington, Essex County, or Chatham, or you are watching from outside the region and wondering if this is the right place to plant your family's roots, this market has real opportunity in it right now for people who come in informed and ready.
