645 homes came to market in Windsor Essex County this week. Only 191 sold. If you are trying to figure out whether now is the right time to buy or sell in this region, those two numbers tell you most of what you need to know.
Every week I pull the official numbers from the Windsor Essex County Association of Realtors and break them down in plain language. No fluff, no spin, just the data and what it actually means for families in Windsor, Lakeshore, Tecumseh, LaSalle, Amherstburg, Kingsville, Leamington, Essex County, and Chatham. This week the numbers are telling a specific story and I want to share a real example from this market that I think will help you understand exactly what is happening right now.
The average sale price for the week came in at just over $562,000 and the median was $500,000. Homes are taking an average of 37 days to sell. Of the 645 homes that came to market, 37 expired without selling and 232 were cancelled before finding a buyer. That is 269 homes that went through the entire process and walked away with nothing.
On the condo side, 67 condos were listed and only 15 sold. The average condo price came in at almost $330,000 and the median was $316,000. Condos are taking 59 days to sell on average right now. That is a soft segment of the market and buyers in that space have real leverage.
Here is a real story from this week that I think explains this market better than any number can.
I just helped a young couple buy their first home in Lakeshore. A four bedroom two bathroom semi-detached that had been sitting on the market since last year. It had been listed with another agent before I took it over about a month ago. I was involved on both sides of the transaction, helping the sellers move on and helping the young couple get into their first home.
That kind of dual transaction requires a lot of care. I had a fiduciary responsibility to both families, and the only way I could do right by both of them was to be fully transparent, work from real data, and make sure everyone was on the same page at every step.
The home had Kitec plumbing, the orange and blue plastic piping that some insurance companies are cautious about. So we put an insurance condition in the offer to make sure the buyers could get coverage at a reasonable cost before they committed. The home inspection came back with a few minor issues, which is completely normal for a 23 year old home. Overall the home was solid. The Kitec replacement will cost the buyers about $4,500 to switch to PEX plumbing, which they went into with full knowledge and a clear plan.
The sellers had bought at the peak of the market in 2021 or 2022 and they took a loss. That is a hard conversation to have with a family. But it is also the honest one. This is what the market is telling you your home is worth based on current data and current conditions. The sellers understood that. They were patient, they were realistic, and they made a decision based on logic rather than hope. And because of that, they got to close and move forward with their lives.
The buyers got their first home without a bidding war, with conditions that protected them, and with full transparency about everything the home had and everything it needed. They are excited and they should be.
That is what a healthy transaction looks like in Windsor Essex County right now. Both sides informed, both sides realistic, and an agent who is willing to have honest conversations even when they are not comfortable.

Homes that are priced correctly based on what comparable properties have actually sold for in the last 60 to 90 days, that show well, and are backed by sellers who are genuinely ready to negotiate, are selling. Not in days necessarily. The average is 37 days right now. But they are selling.
The homes that are sitting are almost always overpriced, in condition that does not match the price expectation, or backed by sellers who are testing the market without being truly ready to deal. If you are in that group and you have been on the market for a long time with no movement, something needs to change. And an honest agent will tell you that clearly.
Before you list, do your math completely. Know what you owe on your mortgage and what your penalty will be if you are breaking it. Know what your legal fees will be on both the sale and the purchase if you are buying at the same time. Know what land transfer tax will cost if you are not a first-time buyer. Know what down payment you need for your next home. You want the complete picture before you commit to anything.
And if you do not have to sell right now, consider whether it makes sense to stay and improve your home instead. You cannot change your location but you can always make your home better. If life circumstances like a divorce, financial pressure, or a major change are driving the decision, then you sell and you do it with the right support. But if you have flexibility, make sure the move makes financial sense before you go all in.
