February 2026 Real Estate Market: A Simple Breakdown

Here are the numbers for the Windsor-Essex County real estate market so far in February.
For single-family homes:
Three hundred fifty-one homes were listed for sale One hundred homes were sold The average sale price was almost five hundred forty-four thousand dollars The median sale price was five hundred fifteen thousand dollars The average time to sell a home is now thirty-eight days
For condos:
Fifty-three condos were listed for sale Sixteen condos were sold The average sale price was just over three hundred fifty thousand dollars The median sale price was almost three hundred twenty-three thousand dollars The average time to sell a condo is forty-three days

In this market I highly recommend doing a home inspection for any home you are considering, even a brand new build. An inspection gives you peace of mind. It helps you understand any potential issues with the house, the age of the windows, the furnace, the AC unit, the condition of the roof, and any foundational issues. This knowledge can save you a lot of time, money, and heartache down the road.
Sometimes an inspection reveals challenges. When that happens, you have a few options. You can negotiate with the seller for a lower price to cover the cost of repairs, or if the issues are too significant, you can walk away from the deal.
