So far in July 2026, 413 homes were listed across Windsor Essex County and only 137 sold. Meanwhile 181 homes were cancelled and 26 expired, which means 207 homes did not find a family this month, more than the number that actually sold. The average sold home went for just over 555,000 dollars, with a median of just over 489,000 dollars, and it took about 42 days on average. Condos are moving slower, 53 listed, 9 sold, averaging 444,000 dollars, taking about 50 days. There are only two real reasons a home does not sell, price or timing. Is it actually harder to sell a home in Windsor Essex County right now, or does it just feel that way because of everything you are hearing. Here is the honest answer. So far this July, more homes did not sell than did. That sounds alarming, but it is not the disaster it sounds like, and once you understand why, it actually gives you an advantage whether you are selling, buying, or relocating here.

So far this July, 413 homes were listed on MLS across Windsor Essex County, and 137 sold. The average sale price is just over 555,000 dollars, and the median sale price is just over 489,000 dollars.

Here is the number I want you to actually pay attention to. 26 homes expired, meaning they simply ran out of time without selling. And 181 homes were cancelled, meaning the seller pulled them off the market before they sold. Add those together and 207 homes did not find a family this month, more than the 137 that did.

That is a big number, and I am not going to gloss over it. Most of these homes will either get relisted at a price that matches what is actually happening in the market, or they sit longer at the same number. Sometimes homeowners are being unrealistic about a specific price point, and if the data does not support that number based on what is happening right now, they may never get it. Some sellers pull the home off completely and wait for a better time, and it all depends on their situation.

But here is what matters most. When a home does not sell, it is almost never because something is wrong with the home. I call this the two reason rule, because it almost always comes down to one of exactly two things, the price or the timing.

The average home that sold took 42 days to do it. That is not scary, that is simply today's pace, and knowing that pace going in is exactly what turns a nervous seller into a confident one. That same pace changes things for buyers too. If your family has outgrown your space and you have been waiting for the right moment to upsize, a market moving at 42 days instead of racing at a frantic pace means you can list with confidence and actually take the time to find the right home instead of feeling rushed into whatever happens to be available. If you are relocating here from somewhere else, that same steadier pace means more homes to actually see and compare, not just whatever is left over after a bidding war. Bidding wars are still happening on the right homes though, so do not assume every home is sitting.

THE CONDO MARKET IS ITS OWN STORY

Condos are worth looking at separately, because the story is different. 53 condos were listed so far in July, and 9 sold. The average sale price came in at 444,000 dollars, with a median of 375,000 dollars. 7 condos expired and 9 were cancelled, and the average time to sell was 50 days.

If you are downsizing, hear this part clearly. Condos are still moving, just at a steadier, more patient pace than homes. That is not a red flag, that is simply the nature of this segment right now, and it means pricing and presentation matter even more if you want yours to be one of the 9 that sold instead of one of the 9 that did not.

A REAL STORY, A FAMILY RELOCATING FROM MILTON

I want to tell you about a family I just helped move here from north of Milton. Their daughter was starting university here, they had sold their home back home, and they needed to be moved within 45 days, a tight timeline with real criteria, a good location, under 500,000 dollars, three bedrooms, two bathrooms, a finished basement, and a garage if possible.

We looked at over 18 homes and wrote three offers. The first was a good three bedroom home priced under 499,900 dollars with no offer date. We offered 465,000 dollars, they countered at 490,000 dollars, but comparable homes in the area with a finished basement and two full bathrooms were selling for 480,000 to 485,000 dollars, and this home did not have those features, so we walked away. The second home put us into multiple offers, and when the seller asked us to remove our financing and inspection conditions to compete, we said no, because protecting a client's best interest matters more than winning a bidding war. That home sold to someone else's unconditional offer for 451,000 dollars.

The third home was the one. It was in a great East Riverside location, turnkey and move in ready, all brick, with a newer roof, furnace, and air conditioning, listed under 500,000 dollars, three plus one bedrooms, two full bathrooms, and a garage, with no offer date and no competition. We got their offer accepted with financing and home inspection conditions included, at a price everyone was happy with, and the home firmed up cleanly after inspection with no surprises.

That family ended up with a bigger home, in a better neighbourhood, for less money than what they sold their Milton area home for. That is what a steady, honest process looks like when it works the way it should.

WHAT THIS MEANS IF YOU ARE THINKING ABOUT SELLING

If your home has not sold yet, it is almost never about the home itself. Ask yourself honestly whether the price reflects what the current data actually supports, or whether it reflects what you were hoping for. Homes priced to today's real numbers are selling in about 42 days. Homes priced from hope are the ones adding to that 207 number.
