Some spent weeks getting ready, painting, cleaning, decluttering, letting strangers walk through the space where they raised their kids and celebrated their milestones. Some were terrified, some were excited, most were probably both.

248 of those families found someone on the other side ready to make the same commitment, and they moved forward together. The average price where that happened was almost 546,000 dollars, the median was 500,000 dollars, and it took an average of 43 days to get there.

Now let us talk about the 360 who stepped back, because this is the part most market updates never explain honestly. 50 had their time run out without finding a match, and 310 chose to pull back before that happened.

When a home comes off the market here, one of three things usually happens next. Some families relist at a more realistic price, they listen to the feedback, they adjust, and when they come back with an honest number, they almost always move forward. Some families relist at the exact same price and hope the right family is still out there, and sometimes that works, but more often the market gives them the same answer it gave the first time. And some families take their home off completely, because they are not getting the price and terms they want right now and would rather wait than settle. That is a completely valid decision. It just means when a home disappears from your neighbourhood, it does not necessarily mean it sold.

Here is the part most people overlook. It also depends on motivation. Some families have to move, a job relocation, a life change, a financial situation that requires action, and when you have to sell, you work with what the market is telling you, because necessity creates clarity. Other families want to move but do not have to, and if the number is not there, they can simply wait. Patience is a strategy too.

Understanding which situation a seller is in gives you a real advantage on both sides of this market. If you are buying and you see a home come back on the market, pay attention to whether the price changed or the presentation improved. That often tells you whether this is a family who has to move or one testing the market again, and those two situations call for very different conversations. 76 families brought their condo to market so far this July, and only 16 moved forward. The average price where those matches happened was just over 395,000 dollars, the median was almost 336,000 dollars, and condos are taking about 52 days on average right now.

You have real time to look carefully and find the place that actually fits where your life is going, and sellers in that market need to be realistic about what today supports, which gives you real room for an honest conversation about price.

IF SELLING HAS BEEN ON YOUR MIND

248 families moved forward this month. That is real, and it is happening right now. But here is the honest truth about what separates the families who moved forward from the ones who stepped back. Price. When your asking number reflects what similar homes have actually sold for recently in your specific neighbourhood, the market responds. When it reflects what you hoped to get, or what someone down the street got two years ago, it goes quiet.

I always ask the families I sit down with one question before we talk about anything else. Do you have to sell or do you want to sell. If you have to sell, we work with the data from day one, price it correctly, and show it at its absolute best, because you need this to work. If you want to sell but do not have to, you have more room to breathe, but I will still always encourage pricing it honestly from the start, because families who test the market high and chase the price down over months almost always end up worse off than if they had started at the right number.

One more thing that genuinely matters and costs nothing. Curb appeal and presentation. When a family walks up to a home, they are not just buying the home, they are buying the neighbourhood and the feeling of that first walk through. A cut lawn, a clean and decluttered space, and a home that smells good make a real difference in how buyers respond, the same way you would want to look and feel your best meeting someone for the first time. We cannot change a home's location, but we can absolutely change how it presents, and that goes a long way in a market where families are comparing several homes at once.

IF BUYING HAS BEEN ON YOUR MIND

A REAL LOOK AT THIS MONTH FROM THE FRONT LINES

I want to be transparent about what buying actually looks like right now, because I am living it alongside the families I work with. So far this July I have shown 61 homes, I am currently working with five families, and together we have written seven offers, two of which were accepted.

These homes are priced between 400,000 and 650,000 dollars, and it is genuinely competitive. A home that shows well, is priced well, and sits in a good location, with sellers who are realistic about pricing and terms, draws real competition, and often sells above the list price. One semi detached home in a great East Windsor location, listed in the mid 400,000s, drew nine offers. We chose not to submit one after seeing where things were heading, and based on comparable homes in the area, I expect it sold somewhere around 475,000 dollars for a turnkey, freshly updated home.

In LaSalle, we found a detached four bedroom, one and a half bathroom home built in the 1970s on a nice lot. We offered just over 500,000 dollars, and we got their offer accepted with a home inspection condition and a mortgage financing condition in place, closing in about a month and a half. That is a first time home buyer's journey, and families spending over half a million dollars have every right to be selective, because this is one of the biggest financial and emotional decisions of their life.

For homes that have been sitting on the market longer, buyers genuinely have flexibility and negotiating power right now, and motivated sellers are often willing to work with you to get to a price and terms that work for everyone.

WHAT THE BANK OF CANADA UPDATE ACTUALLY MEANS FOR YOU

The Bank of Canada just held its overnight lending rate at 2.25 percent, the sixth hold in a row. Here is what that actually means for your family, before a headline makes it sound more complicated than it is.

Six consecutive holds at 2.25 percent is a stable, predictable rate environment, and that is something you can build a major financial decision around with real confidence.
