So far this September, 967 homes were put up for sale on MLS across Windsor Essex County, and only 320 sold. That means only about 33 out of every 100 homes actually found a buyer. The average price homes sold for is just over $564,000. The median is just over $507,000. I always give you both, because the average gets pulled up by a smaller number of higher priced homes, while the median is the more honest picture of what a typical home actually sold for. The average time to sell a home is 49 days.

The Number Most Updates Skip

123 homes expired, and another 481 were cancelled. An expired home sat on the market for its full agreement and never sold. A cancelled home was pulled by its seller before that happened, usually because it wasn't getting the activity the family hoped for. Together that's 604 homes, almost twice as many as the 320 that sold.

What does that tell you? A lot of those homes were priced above what buyers were willing to pay right now, and some families simply didn't have to sell and chose to wait. If you're buying, don't assume every cancelled home means a desperate seller. Pay attention to how long it sat and why it came off the market, that tells you which ones are worth a second look.

The Condo Market

134 condos were put up for sale so far this month and only 27 sold, about 20 out of every 100. The average price condos sold for is just over $350,000 and the median is just over $342,000. 10 condos expired and 54 were cancelled, 64 in total, more than double the number that sold. Condos are taking an average of 62 days to sell, longer than homes.

What This Means If You're Buying

More choice, more time, and real room to negotiate, especially on homes and condos that have been sitting or have come back after a cancellation. You are not walking into a bidding war on every home right now.

What This Means If You're Selling

Pricing and presentation aren't nice to have, they're the difference between selling and becoming one of the 604 homes that didn't. Homes priced for today's market, in great condition and marketed properly, are still selling, it's just taking about 49 days on average.
