Here is where things stand so far this month for homes in Windsor Essex County.
810 homes have been listed on MLS. Out of those, 317 homes have sold. The average sale price is sitting just under 547,000 dollars and the median sale price is 499,000 dollars.
Now here is something that most market updates skip over. We also had 83 homes expire without selling and 308 listings were cancelled. When you factor all of that in, the true average time to sell a home right now is 51 days. That number is more honest than just looking at the homes that sold quickly.
Some homes do sell fast. Last week a four-bedroom home in South Windsor, listed at 599,000 dollars, sold firm with no conditions within a couple of days. It was priced right, looked great, and sat in a neighbourhood families actually want to be in. That is the formula right now.
The Condo Market in Windsor Essex County
The condo side of things tells a similar story.
123 condos were listed on MLS and 29 condos sold in the same period. The average sale price came in around 391,000 dollars with a median of 355,000 dollars. When you account for the 15 expired listings and 53 cancelled listings, the real average time to sell a condo is 59 days.
Condos are sitting a bit longer right now. If you are thinking of selling a condo, patience and realistic pricing are going to be your two biggest tools.
Why Is the Market Moving Slower Right Now
Honestly, people are cautious. Between talk of tariffs, economic uncertainty, and the overall cost of living, buyers are taking their time. That is not a bad sign for the long term. It just means the market is more balanced than it was a couple of years ago.
That said, the right home is still moving. Turnkey, move-in ready, well priced, and in a good location. Those homes are still getting attention and sometimes multiple offers.
Right now there is a four-bedroom, two-bathroom home in Tecumseh listed at 639,900 dollars on a large lot with an offer date already set. It is move-in ready and in a great school area. In my experience, a home like that will attract a family who wants their forever home and is not looking to take on a renovation project.

Big News for Anyone Buying a Brand New Home in Ontario
This one is worth paying close attention to.
The Ontario government has announced it is removing the HST on brand new homes. Here is what that actually means in plain language.
If you are buying a new home under 1 million dollars, you pay zero HST. That is a savings of up to 130,000 dollars. Between 1 million and 1.5 million dollars, you still qualify for that same maximum savings of 130,000 dollars. Between 1.5 million and 1.8 million dollars, you get a partial rebate. Even above 1.85 million dollars, you can still qualify for at least 24,000 dollars back under the existing rules.
This is not only for first-time buyers. Anyone purchasing a brand new home as their primary residence or as a residential rental property can qualify. Corporations do not qualify.
Here is the part that matters most. Your purchase agreement needs to be signed between April 1, 2026 and March 31, 2027. Miss that window and the savings are gone. Also important to note, this has been announced but still needs to officially pass into law. So stay informed and make sure you are working with someone who is keeping up with the details.
