What Is Happening in Lakeshore Real Estate Right Now? 43 Homes Came Off the Market This October
Here is a gap I could not stop looking at when I pulled the Lakeshore, Ontario numbers for October 1 to 23. The median home that sold in Lakeshore asked $649,900. The median home that was cancelled asked $899,000. That is a gap of about $250,000, and it explains a lot about what is happening across Lakeshore and Windsor-Essex County this fall.
I call it the Asking Gap. I'm Kris Ramotar, Salesperson at RE/MAX Capital Diamond Realty, and I've lived in Windsor-Essex County for 23 years and worked this market for nine. I'll walk you through the numbers, then tell you how I read them and what I would do in your shoes.
How Many Homes Sold in Lakeshore This October?
From October 1 to October 23, 31 homes sold in Lakeshore. During the same stretch, 43 homes came off the market without selling, 30 cancelled and 13 expired. That is 12 more homes leaving the market than selling. This is a partial month, and 31 homes is a small group, so I treat these numbers as a pattern, not a promise.
What Is the Asking Gap?
Homes that sold had a median asking price of $649,900. Cancelled homes had a median asking price of $899,000, and expired homes $949,000. Picture a winter coat in a shop window with two price tags on the same coat, $250 apart. Which one leaves the store? Shoppers know what a coat is worth, and buyers know what a home is worth.
A fair caution. These are medians of different groups of homes. Lakeshore has waterfront homes and large properties, and some of those sit at a higher price for good reasons. Not every home in the 43 was overpriced. Some families changed their plans, and some only wanted to test the market. That is why I ask one question first. Do you have to sell, or do you want to sell? I call it the Have-To Test.
The Asking Gap also has a cost. Homes that sold took a median of 25 days. Homes that expired had been on the market a median of 92 days. Time is the bill you pay for a hopeful price.
What Are Lakeshore Homes Selling For?
For homes that sold, the median price was $632,500 and the average was $693,354. The typical home sold for about 98 percent of its asking price. The sold homes ranged from $119,000 to $2,200,000, and a few higher priced homes pull the average up, which is why I trust the median. Think of a hockey team where one player signs for ten million dollars. The average salary jumps, but the player in the middle did not get a raise.
How Long Does It Take to Sell a Home in Lakeshore?
The median was 25 days, but the average was 51, because one home took 335 days. If the price is right, plan on about a month. If the price is hopeful, plan on longer.
What About the Homes for Sale Right Now?
There are 51 active homes in Lakeshore. The median asking price is $799,000, and they have been on the market a median of 14 days so far. Half of those homes are asking $799,000 or more, and the typical home that sold asked $649,900. That does not mean they will not sell. It means buyers have plenty of choice, and the well priced homes are getting the attention.
What This Means If You're Selling
Start with homes that sold in the last 30 to 60 days, close to yours, with a similar size and in a similar area. Not last year, not the highest one on the street, and not what a neighbour told you at the mailbox. Price to close the Asking Gap on day one, because the first two weekends are when the most buyers see your home. Price too high and you lose those weekends, and then you drop the price anyway, just later and with less attention.
Make your home turnkey, clean, bright, and move-in ready, and treat your online photos as your front door. Then use my 10-10 Rule. Ten days on the market with no showings, it is the price. Ten showings with no offer, take a hard look at the price. Either way, sit down with your agent and change the plan.
What This Means If You're Buying
You have more choice right now, and in my opinion that puts you in a stronger position than you have had in a long while. Homes that sold went for about 98 percent of asking at the median, so there is room to negotiate. Start from what sold nearby, not from the asking price.
Before a road trip you check the tires, the oil, and the route. Your offer needs the same three checks. A home inspection condition checks the tires. A mortgage financing condition protects your budget. If you own a home that has to sell, a house-to-sell condition keeps you from carrying two mortgages. Get your pre-approval done first, and know the monthly payment you are truly comfortable with, not just what you qualify for on paper. This is general information, not financial, mortgage, or legal advice, so talk to your agent and your lawyer about your offer.
If any of this sounds like your situation, call or text me. I'd rather talk it through than have you guess.

Common Questions by Situation
I'm a homeowner in Lakeshore thinking about selling. What should I do first? Ask yourself the Have-To Test, do you have to sell or do you want to sell. Then price from the last 30 to 60 days of homes that sold close to yours, make the home turnkey, and watch the 10-10 Rule. This is the Asking Gap in action, so close it on day one.
I'm looking to buy in Lakeshore. Does this market help me? Yes. You have 51 active homes to compare, homes that sold went for about 98 percent of asking at the median, and you can usually avoid a bidding war. Protect yourself with an inspection condition, a financing condition, and a house-to-sell condition if you own a home.
I'm relocating to Lakeshore from the GTA. What should I know? Your budget goes further here, and Lakeshore is not one market. Belle River, Puce, Comber, and Stoney Point each have their own feel and their own prices, so local knowledge of the exact area matters before you make an offer. I moved here from the GTA 23 years ago and I've helped many families just like you make the move.
I'm upsizing. How do I buy and sell at the same time? Put a house-to-sell condition in your offer so you are never carrying two mortgages. Price your current home from recent sold homes so it does not become one of the 43 that came off the market.
I'm downsizing and selling the family home. What do I need to know? This is an emotional decision, not just a move. Price honestly from day one, give yourself time, and plan on about a month if the price is right and longer if it is hopeful. I would rather talk it through with you than have you guess.
I'm going through a separation or divorce and need to sell. What do I need to know? I understand this is one of the hardest things a family goes through. Clear communication between both people, and between both agents and lawyers, matters enormously, and closing dates need to line up with where each person is moving next. Pricing honestly from day one keeps the home from sitting. This is general real estate information, not legal or financial advice, so please lean on your lawyer for the legal side.
