WHAT THIS MEANS IF BUYING HAS BEEN ON YOUR MIND

The median price last month was almost 510,000 dollars, and that, not a high average pulled up by big sales at the top end, is where real life is happening in this market right now.

A BUYER'S STORY, SOMETIMES LOSING A HOME IS A BLESSING
I was helping a first time buyer, a young family, and we found a semi detached home in East Windsor with an offer date. We came in around 530,000 to 540,000 dollars during countering, and the seller declined every offer, even though the home was listed at 499,900 dollars. What happened next tells you everything. The home did not sell during that multiple offer round, got relisted above 550,000 dollars, then dropped under 550,000, and has had three price drops since. It now sits just above 500,000 dollars.
Sometimes not getting a home is a blessing. Some sellers are being unrealistic right now, and the first offer they receive is often the best one they will get. When they turn it down hoping for more, it can come back to bite them, costing them more in the long run than if they had simply accepted a fair number from the start. Every week a home sits, a seller loses money, loses faith, and drains emotionally, especially if they have to sell.
A CAUTIONARY TALE, BUYING FIRM WITHOUT A CONDITION TO SELL
I want to share a second story, because I think it matters. I worked with a family who wanted a detached home around 600,000 dollars, renovated and turnkey, in a great neighbourhood. Before I even visited her current home, I wanted to understand its value, since she had a four bedroom, two and a half bathroom detached home she needed to sell first. Long story short, I did not hear back much after that, and I later learned she had gone back to a previous agent instead, which is completely understandable given an existing relationship.
What surprised me was what happened next. She ended up buying almost everything she originally said she did not want, a townhouse with a maintenance fee, no fence, needing significant upgrades, and possibly Kitec plumbing, and she did it on a firm, unconditional offer, despite still having a home to sell. In this market, that is a real red flag. If your agent suggests going firm and unconditional while you still have a home to sell, ask hard questions about why.
Her home came on the market at the price she wanted, and within two weeks it had two separate price drops. That pattern usually signals one thing, desperation, especially with a September closing date already locked in on the home she bought firm. I feel for any family in that position, and I genuinely believe the agent working with her did not educate her well enough on what buying firm without an exit strategy actually risks.
If you are selling and buying at the same time, protect yourself. List your home first with a longer closing so timelines can line up naturally, look into a bridge mortgage so you can move into your new home before closing on your current one, or make any offer on a new home conditional on selling your current home within a set window, with the ability to walk away if it does not sell in time. Whatever you choose, make sure you have a way out, because the alternative is a fire sale, watching a home worth 800,000 dollars sell for 775,000 or even 750,000 simply because the clock ran out and desperation set in.
A FIRST TIME BUYER FAMILY WHO FOUND THEIR HOME
Not every story this month came with tension. My first time buyer family from the East Windsor story ended up finding a beautiful detached home in LaSalle instead, four bedrooms, two bathrooms, in a great location, with absolutely no competition. We got their offer accepted at just over 500,000 dollars, the inspection went flawless, and they are genuinely happy in their new home.
