WHAT THE NUMBERS ACTUALLY SAY

So far this July, 981 families brought their home to market across Windsor Essex County, and 357 moved forward with a home sold. If you are a buyer, that gap between homes listed and homes sold is not a red flag, it is actually your negotiating power.

The average sale price is almost 546,000 dollars, but the median sale price, the number that actually reflects what most homes are already selling for, is 505,000 dollars. Think of the average like the tallest kid in a classroom photo, it can pull the whole number up even if most of the class is shorter. The median kid is the one standing right in the middle, and that is the number sellers should pay closest attention to.

THE CONFIDENCE GAP

Here is the number most updates will not tell you straight. 445 homes were cancelled this month, compared to only 66 that expired. That is not a small gap, and I call it the confidence gap. It happens when a seller pulls a home off the market because the offers coming in do not match the number sitting in their head. When you price a home based on what the market is actually paying, not what you wish it was paying, you are the one who avoids becoming part of that cancellation number.

Here is what usually happens to these homes next. Some get a price adjustment downward if they have been sitting a while without the terms the family wants. Some get relisted at a number that actually reflects the neighbourhood, the market, and the condition of the home, and condition and presentation matter here more than people expect. If your home is priced well, shown well, and sitting in a good location, you are going to attract real interest. The key is being patient and realistic. If you understand negotiating and set an offer date, chances are good you will get the price and terms you want. But the longer a home sits on the market unrealistically priced, the more likely you are to end up losing money rather than gaining leverage.

If you do not have to sell, that is completely understandable too. Homes are taking an average of 42 days right now, and if you are upsizing into more space for a growing family or downsizing because the stairs are not getting any easier, that pace is actually workable. It gives you breathing room to plan the next move without feeling rushed.

THE CONDO MARKET TELLS ITS OWN STORY

100 condos were listed this July and 28 sold. The average sale price came in over 490,000 dollars, with a median of almost 380,000 dollars. If you are relocating to Windsor Essex County from outside the area, the gap between a condo and a detached home is often what makes the move actually affordable. But condos are cancelling too, 39 compared to only 12 that expired, and it is taking an average of 50 days to sell one right now. Pricing a condo correctly in this market matters just as much as pricing a house, maybe more.

A HONEST NOTE ON TRANSPARENCY

One thing worth saying plainly. Some homes come to market with no offer date at all, which can make a family think there is real room to negotiate, only to have an offer date added later once enough interest builds. If you are a buyer, ask directly, upfront, how the seller plans to review offers, so you are never caught off guard. Families deserve transparency, not games, and that is something I take seriously with every family I represent.

TWO REAL DEALS HAPPENING RIGHT NOW

I want to share two live stories from families I am working with this month, because numbers only tell part of the picture. So far in July, I have shown 61 homes, I am currently working with 5 families, and we have written 7 offers, with 2 accepted, mostly in the 400,000 to 650,000 dollar range, and it is competitive.

One family looked at a semi detached home in a great East Windsor location, listed around 434,000 dollars, and it drew 9 offers. We chose not to submit, since the average price in the area was around 445,000 dollars and the last comparable sold for 460,000 dollars, and this home was turnkey and freshly updated, so I expect it sold closer to 475,000 dollars.

Another family, first time buyers, found a detached home on a nice lot in LaSalle, built in the 1970s, with four bedrooms and one and a half bathrooms. We offered just over 500,000 dollars, and we got their offer accepted with home inspection and financing conditions in place. They close in about a month and a half. Families spending over half a million dollars have every right to be selective, since this is one of the biggest financial and emotional decisions of their life.

A TIP IF SELLING IS ON YOUR MIND

Curb appeal matters more than people expect, because when a family buys your home, they are also buying your neighbourhood. A lawn that is not cut, or a strong smell inside from pets, tells a buyer something before they even walk past the entryway. You cannot change your location, but you can change how the home looks, smells, and feels, and that goes a long way when you are competing with other homes on your own street. Presentation, patience, and pricing based on real data are the three things fully within your control.
