We're still seeing strong buyer competition, especially for turnkey homes in good locations. Clean, well-priced properties are getting multiple offers—sometimes even bully (preemptive) offers with no conditions.

• Focus on properties between $399K–$450K—this is a hot zone for first-time buyers.

• Expect competition. If a home shows well and is priced right, you’ll likely be up against other offers.

• Don't skip inspections unless you're truly comfortable. I always guide my clients based on real data and real talk. If it’s not a home I’d live in myself, I’ll tell you straight up.
