469 homes have been listed for sale on the MLS in Windsor-Essex County so far this month. Of those 469 homes, 116 have sold. That means roughly 1 in 4 homes listed is actually selling right now. WHAT DOES THIS MEAN IF YOU ARE LOOKING TO BUY?
This is one of the better windows of opportunity for buyers that Windsor-Essex has seen in recent years. More inventory, more motivated sellers, and more time to make a thoughtful decision. That said, well-priced homes in good locations are still attracting multiple offers. This past week one of my clients competed against three other buyers on a home listed just under $650,000. We won because we came prepared. Mortgage pre-approved. Pre-inspection done before the offer. No surprises. My advice to every buyer is consistent. Do not waive your financing or inspection conditions until you have done your full due diligence and you are completely confident in your decision.
