This October, the Windsor Essex County and Chatham Ontario real estate market continues to show steady activity for buyers and sellers. To date, 937 homes were listed on MLS for sale and 345 homes were sold in the same time frame. The average sale price is almost 569,000 dollars and the median sale price is just over 512,000 dollars. There were 91 expired listings and 453 cancelled listings, with the average time to sell a home at 28 days.
The condo market also had movement, with 84 condos listed and 24 sold so far. The average condo sale price is just over 429,000 dollars and the median sale price is just over 382,000 dollars. There were 7 expired condo listings and 49 cancelled, with average time to sell at 45 days.
Homes priced between 299,000 and 600,000 dollars are in high demand, drawing multiple offers, especially turnkey, move-in ready listings in South Windsor and other key locations. Well presented homes, staged and priced aggressively, are frequently selling at or above list price and often without conditions. Some deals are done firm, others may include financing or inspection conditions depending on negotiation and agent insights. Sellers who are not realistic about price or presentation are seeing their homes sit, get cancelled, or face little buyer interest, sometimes with zero showings.

Sellers should research, consult their bank and agent, and calculate legal fees, transfer taxes, and mortgage penalties before listing.
