Is It a Good Time to Sell a Home in Lakeshore, Ontario? 67 Homes Came Off the Market in October

by Kris Ramotar

TLDR: In Lakeshore, Ontario in October 2026, 37 homes sold and 67 came off the market without selling. Homes that sold asked a median of $649,900, while cancelled homes asked $849,900. Price from homes that sold nearby in the last 30 to 60 days and you close the gap.

Yes, it is a good time to sell a home in Lakeshore, Ontario if you price from what has actually sold nearby. In October 2026, 37 homes sold in Lakeshore and 67 came off the market without selling. The difference was the asking price. Homes that sold asked a median of $649,900. Cancelled homes asked $849,900, and expired homes asked $904,900. I call that the Asking Gap.

I'm Kris Ramotar, Salesperson at RE/MAX Capital Diamond Realty. I live in Lakeshore, I've been in Windsor-Essex County for 23 years, and I've worked this market for nine. Here is how I read the October numbers, and what I would do in your shoes.

How Many Homes Sold in Lakeshore in October 2026?

37 homes sold in Lakeshore in October. Another 67 came off the market without selling, 48 cancelled and 19 expired. That is 30 more homes leaving the market than selling, about 9 for every 5 that sold.

Most of the homes that came off were cancelled, 48 of the 67. I can't tell you from the numbers why each family pulled their home. The reasons I see most often are the price, a change of plans, or a decision to wait for spring. Only 37 homes sold, so I treat all of this as a pattern, not a promise.

What Is the Asking Gap?

Homes that sold had a median asking price of $649,900. Cancelled homes had a median asking price of $849,900, and expired homes $904,900. That is a gap of $200,000 to $255,000. Picture two roadside stands on County Road 22 selling the same baskets of tomatoes, one at $4 a basket and one at $6. Which line of cars is longer? Drivers know what a basket of tomatoes is worth, and buyers know what a home is worth, except buyers can compare a hundred stands from their phone.

A fair caution. These are medians of different groups of homes, and Lakeshore has waterfront homes and large properties. Here is what I checked. The cancelled homes were not bigger, with a median size of 1,829 square feet against 1,957 for the homes that sold. The expired homes were bigger, at 3,019 square feet, so size explains part of that gap. The lot, the waterfront, and the condition can explain more. Not every home in the 67 was overpriced. Some families changed their plans, and some only wanted to test the market. That is why I ask one question first. Do you have to sell, or do you want to sell? I call it the Have-To Test.

The Asking Gap also has a cost. Homes that sold took a median of 29 days. Homes that expired had been on the market a median of 92 days, and the average was 134. Every one of those days is a meter running, with mortgage payments, property tax, utilities, and the lawn.

What Are Lakeshore Homes Selling For?

For homes that sold in Lakeshore, the median price was $640,000 and the average was $709,972. The typical home sold for about 98 percent of its asking price. The homes that sold ranged from $119,000 to $2,200,000, and a few higher priced homes pull the average up, which is why I trust the median. Picture the morning rush at a coffee shop. Nine people order a coffee and a muffin, and one person orders catering for a whole office. The average order jumps, but the typical order did not change.

The typical home that sold was 1,957 square feet, so always compare size before you compare price.

How Long Does It Take to Sell a Home in Lakeshore?

The median was 29 days, but the average was 51, because one home took 335 days. If the price is right, plan on about a month. If the price is hopeful, plan on longer.

What About the Homes for Sale Right Now?

69 homes came to market in Lakeshore in October and are still active. The median asking price is $799,000, and they have been on the market a median of 14 days so far. Half of those homes are asking $799,000 or more, and the typical home that sold asked $649,900. That does not mean they won't sell. It means buyers have plenty of choice, and the well priced homes are getting the attention.

What This Means If You're Selling

Start with homes that sold in the last 30 to 60 days, close to yours, with a similar size and in a similar area. Not last year, not the highest one on the street, and not the total on your renovation receipts. I see this pattern a lot, with the details changed. A family updates the kitchen, adds up the bill, and prices the home to get every dollar back. Showings come, offers do not, and a similar home nearby had sold weeks earlier for far less. Buyers do not pay for your receipts. They pay for what the home next door sold for.

Think of your first two weekends like Saturday morning at the farmers market. The early crowd decides what is worth buying, and word travels fast. Make the home clean, bright and move-in ready, and treat your photos as your front door. Then use my 10-10 Rule. Ten days on the market with no showings, it is the price. Ten showings with no offer, take a hard look at the price. Either way, sit down with your agent and change the plan.

What This Means If You're Buying

You have more choice right now, and in my opinion that puts you in a stronger position than you have had in a long while. Homes that sold went for about 98 percent of asking at the median, so there is room to negotiate. Start from what sold nearby, not from the asking price. I've seen a move-up family fall in love with a home that asked well above three similar homes that had sold nearby. We looked at those three together, they wrote a clean offer that respected those prices, and the seller countered once. They did not win by overpaying. They won by knowing the number.

Buying a home is like buying a used truck. You would want a mechanic to look at it, and you would want your loan approved before you sign. A home inspection condition is your mechanic. A mortgage financing condition is your loan approval. If you own a home that has to sell, a house-to-sell condition is like selling your old truck first, so you never pay for two. Get your pre-approval done first, and know the monthly payment you are truly comfortable with, not just what you qualify for on paper. This is general information, not financial, mortgage, or legal advice, so talk to your agent and your lawyer about your offer.

If any of this sounds like your situation, call or text me. I'd rather talk it through than have you guess.

Common Questions by Situation

I'm a homeowner in Lakeshore thinking about selling. What should I do first? Ask yourself the Have-To Test, do you have to sell or do you want to sell. Then price from the last 30 to 60 days of homes that sold close to yours, make the home move-in ready, and watch the 10-10 Rule. Buyers pay for what the home next door sold for, not for your renovation receipts.

I'm looking to buy in Lakeshore. Does this market help me? Yes. 69 homes came to market in October and are still active, homes that sold went for about 98 percent of asking at the median, and you can usually avoid a bidding war. Protect yourself with an inspection condition, a financing condition, and a house-to-sell condition if you own a home.

I'm relocating to Lakeshore from the GTA. What should I know? Lakeshore is not one market. Belle River, Puce, Comber, and Stoney Point each have their own feel and their own prices. Local knowledge of the exact area matters before you make an offer. I moved here from the GTA 23 years ago and I've helped many families just like you make the move.

I'm upsizing. How do I buy and sell at the same time? Put a house-to-sell condition in your offer so you are never carrying two mortgages. Price your current home from recent sold homes so it does not become one of the 67 that came off the market.

I'm downsizing and selling the family home. What do I need to know? This is an emotional decision, not just a move. Price honestly from day one, give yourself time, and plan on about a month if the price is right and longer if it is hopeful. I would rather talk it through with you than have you guess.

I'm going through a separation or divorce and need to sell. What do I need to know? I understand this is one of the hardest things a family goes through. Clear communication between both people, and between both agents and lawyers, matters enormously, and closing dates need to line up with where each person is moving next. Pricing honestly from day one keeps the home from sitting. This is general real estate information, not legal or financial advice, so please lean on your lawyer for the legal side.
