If you are a homebuyer or seller in Windsor or Essex County, staying informed about the real estate market is essential for making the right decision. My name is Kris Ramotar, and as an experienced Windsor real estate agent, I am committed to helping you understand the latest trends, prices, and strategies in our local market.
July 2025 Real Estate Statistics in Windsor and Essex County
The Windsor real estate market continues to be active this July. So far this month, 822 homes have been listed on the MLS, and 278 homes have sold. The average home sale price is around 622000 dollars, with a median sales price of approximately 543000 dollars. For condos, 72 were listed and 14 sold, with an average price just over 375000 dollars and a median of 345000 dollars. On average, a Windsor or Essex County home sells in just 26 days, while condos are moving in about 25 days.
There have also been 50 expired home listings and 394 cancelled listings for houses, plus 12 expired and 34 cancelled condo listings. These numbers highlight the importance of realistic pricing and having a clear strategy when you want to buy or sell.
Why Some Properties Sell Above List Price
Homes that are selling above list price are often move-in ready, in great locations, well-marketed, and desirable for families. Strong buyer demand, combined with these attractive features, can generate multiple offers and a higher final sale price.
For example, I recently guided a buyer through a competitive situation in LaSalle. A well-maintained, four-bedroom semi-detached home listed at 529900 dollars attracted nine offers and sold more than 50000 dollars over the asking price. This scenario shows the value of preparation, professional advice, and strong negotiation for both buyers and sellers.
Seller Advice: How to Position Your Home for Success
If you are thinking about selling your home in Windsor or Essex County, it is important to research potential agents, review their marketing strategies and online presence, and choose someone with integrity, effective communication, and a proven track record.
Get a personalized plan: whether it is staging, professional photography, or a strategic listing timeline, every property benefits from a tailored approach. The market now rewards accurate pricing, good presentation, and solid marketing.
What Homebuyers Need to Know
Homebuyers should be ready with their finances pre-approved and have as much market information as possible. Be prepared for competition on move-in ready homes with desirable features. Due diligence, such as inspections, remains important even when the market is competitive.
