Windsor-Essex Real Estate Market Update September 2025 | Housing Trends & Prices

Hi everyone, Kris Ramotar here from Windsor Ontario. I want to give you a clear and honest update on what’s happening in the Windsor-Essex County and Chatham Ontario real estate market for September 2025. My goal is to help you, whether you’re a buyer, seller, or simply keeping an eye on the market, make informed decisions with real data and local insight.
So far this month, we’ve had 568 homes listed and 43 sold across Windsor-Essex. The average sale price is just above $569,000, with a median of $542,500. Homes are taking an average of 29 days to sell, although this can feel longer with relistings and expired properties coming back on the MLS. On the condo side, we saw 73 condos listed, 18 sold, with an average price near $390,000 and a median of $380,000. Condos are taking about 31 days to sell.
As a buyer, you currently have more leverage than we’ve seen in recent years. Some homes are still attracting multiple offers if they’re priced well, move-in ready, and in a top location. But many sellers are adjusting their expectations, and as a buyer you now have time to do your homework, secure financing, and ensure the home checks all your boxes. I always remind my clients: don’t settle for a home you just “like.” You should only move forward when you love it.
If you’re a seller, pricing and presentation are everything. Professional photography, staging, repairs, and realistic pricing from day one are critical to getting strong offers. Homes that shine and are priced right are the ones that move. With Windsor currently facing one of the highest unemployment rates in Canada at 11.1%, combined with overall economic uncertainty, buyers are careful and calculated. I believe our market is shifting into a more balanced phase, and for families planning to buy and stay long-term, now is a solid time to enter. With interest rate adjustments coming, borrowing costs may ease slightly, which is welcome news for those with variable-rate mortgages or loans. Still, careful planning and patience are key.
