August 2025 Real Estate Insights for Windsor, Essex County, and Chatham, Ontario
There is a lot happening in the Windsor Essex and Chatham Ontario real estate markets this August. If you are thinking about buying or selling a home or condo, having the right knowledge—and the right agent—can make all the difference.

Fresh Market Numbers
This August, 632 homes were listed across Windsor Essex and Chatham, and 215 homes sold during the same period. The average sale price is just above $553,000, with the median price right around $520,000. Sellers are waiting about 27 days on average for their homes to sell. Condos are an interesting story too: 56 new listings, 11 sold, an average price of $334,000, and median price close to $330,000. Condos tend to take a bit longer—around 41 days.
Expired and canceled listings—50 and 251 respectively for homes—show that pricing right and presentation matter more than ever. The same applies for condos with 8 expired and 25 canceled listings. The difference between homes that sell and those that do not often comes down to value, location, condition, and realistic expectations.
What Buyers Should Know
Buyers across Windsor, Essex County, and Chatham are discovering increased selection and opportunity. There is competition for homes that are move-in ready and well priced, particularly in desirable neighborhoods. For such properties, it’s not uncommon to see offers $30,000 to $50,000 over asking—but bidding wars are much less rampant than before.
When you are looking at homes, focus on move-in-ready properties in neighborhoods you love. Be prepared for fair competition, but know that most successful offers are contingent on realistic conditions such as inspections and mortgage approval.
What Sellers Need to Hear
Not every listing flies off the market. Homes that sit tend to be those needing repairs, not staged well, overpriced, or where the seller is reluctant to negotiate. If you want your home to stand out, ensure it is clean, updated as needed, and priced based on current data—not just hope.
Good marketing is powerful. Aggressively marketed and attractively staged homes in solid locations are attracting crowds at open houses and, more importantly, offers.
