The Real Numbers

The average sale price right now is just over $556,000, and the median sits around $511,000. I always give you both, the average can get pulled up by a few higher-end sales, while the median gives you the more honest picture of what a typical home is actually selling for.

Here's a number most updates skip past. 96 homes became expired listings this month, and another 338 were cancelled. An expired listing sat on the market for the full length of its agreement and never sold. A cancelled listing means the seller pulled it themselves, usually because it wasn't getting the activity they'd hoped for. Together that's 434 homes, almost twice as many as actually sold.

Not All Cancelled Homes Are the Same Story

Some homes sat for a while without much interest, and when a seller pulls one of those, it often comes back within a few weeks at a lower price, because that seller now knows the first number didn't work. Others had a set offer presentation date, and if the seller didn't get the price or terms they wanted on that day, some of those homes come back at a higher price, not lower, because the seller now has room to negotiate directly instead of competing offers landing all at once. And a third group pulls their home off the market entirely and doesn't relist, usually because they never had to sell in the first place and decided to wait for a better time.

If you don't have to sell, don't sell. If you don't have to move, don't move.

If you're a buyer watching cancelled homes go by, don't assume every one means a desperate seller. Pay attention to how long it sat and why it came off, that tells you which ones are worth a second look and which ones might come back even firmer than before.

The Condo Market Is Telling a Different Story

106 condos were listed on MLS so far this month, but only 20 sold in that same window, a much tighter rate than what we're seeing with homes. The average condo price right now is just over $362,000, the median almost $344,000. On the expired and cancelled side, 10 condos expired and 44 were cancelled, the same pattern as homes applies here too, some will come back lower, some higher after an offer date didn't land the number, and some won't come back at all.

The average time to sell a condo right now is 61 days, longer than what we're seeing with homes, which gives condo buyers a bit more breathing room to make the right decision instead of rushing.

If You're Buying and Selling at the Same Time, Protect Yourself

This is a balanced market right now, and that changes what protection actually means for you. If you're buying a new home before your current one sells, a house-to-sell condition, one that gives you enough time to sell your current home before you're required to close on the next one, isn't optional, it's essential. Without it, you risk being on the hook for two mortgages at once if your current home takes longer to sell than expected. If you've paid off your current home outright, you may be able to carry both costs for a while. If you're carrying a mortgage on both, that's a genuinely difficult position to be in.

If you're working with an agent who doesn't have a specific plan for this, or can't give you a straight answer when you ask, that's worth paying close attention to. Ask a lot of questions before you buy and sell at the same time, and make sure whoever's representing you has real experience navigating exactly this kind of timing.
