April 2026 is telling a very clear story. The number that deserves the most attention is this one. Over 1,000 homes came onto the market. Only 330 found a buyer. That means 456 homes went through the entire process, the prep, the showings, strangers walking through the house, the stress of waiting, and walked away with nothing to show for it.

That is not a small number. That is a real pattern and it is worth understanding why it keeps happening.

When I look at listings that did not sell this month, the reason almost always comes down to one or more of four things. Price, condition, location, and seller motivation. All four work together. When even one of them is off, the result is a home that sits and eventually either expires or gets pulled from the market entirely.

The average sale price sitting at just under $572,000 and the median at $549,000 is also meaningful. When those two numbers are that close to each other it tells me the market is relatively balanced. You do not have a small group of luxury sales inflating the average above what most homes are actually selling for.
