One in Three Homes Is Selling in Windsor Essex County Right Now. Here Is What the April 2026 Numbers Mean for You.

One in three homes that hits the Windsor Essex County market right now is selling. Two out of three are not. If you are thinking about selling and you do not know which side of that you will land on, or if you are thinking about buying and you want to know whether this is the right time to move, the official April 2026 numbers just answered that question for you.

Every month I pull the official data from the Windsor Essex County Association of Realtors and break it down in plain language. No fluff, no guessing, just the real numbers and what they actually mean for families in Windsor, Lakeshore, Tecumseh, LaSalle, Amherstburg, Kingsville, Leamington, Essex County, and Chatham. This month the data is telling a specific and very useful story.

The average sale price in Windsor Essex County in April 2026 came in at just over $572,000. In April 2025 that number was just under $579,000. That is a difference of roughly $6,500, a drop of just over one percent, less than two cents on every dollar. That is not a dramatic shift. This market is holding its ground and if you own a home in Windsor Essex County right now, that should give you real comfort.

The median sale price tells an even more honest story. In April 2026 the median came in at just under $420,000, compared to $435,000 in April 2025. That is a drop of just under three percent year over year. The median matters because unlike the average, it is not pulled in any direction by a handful of very expensive or very cheap sales. It is the price sitting right in the middle of every single transaction that happened this month. At just under $420,000 that is what a typical home sale in Windsor Essex County actually looks like right now.

Just under 440 residential homes sold in April 2026 out of just over 1,300 listed. Roughly one in three. That number should shape how you think about every decision you make in this market, whether you are the one selling or the one buying.

The data gets even more practical when you look at where buyers are actually spending their money. The single busiest price range in April 2026 was $550,000 to just under $600,000, with just over 50 sales in that bracket alone. Just below that, the $500,000 to $550,000 range had just over 40 sales and the $600,000 to $650,000 range had just under 40 sales. When you put those three brackets together, the $500,000 to $650,000 range accounted for well over 130 sales in April. That is by far the most active part of the market right now. If you are a seller priced in that window and your home shows well, you are sitting in the spot where the most buyers are actively looking.

Below $500,000 there is still consistent activity. The $450,000 to $500,000 range had just over 40 sales and there were sales in nearly every bracket through the $300,000 range. If your budget is under $500,000, other buyers are competing in the same space and homes at that price point are moving. Getting your financing pre-approved before you start looking is not optional in that environment. It is the difference between getting the home and watching it go to someone else.

At the top end, the $1 million to $1.5 million range had just over 20 sales, the $800,000 to $900,000 range had 25 sales, and there were even transactions above $2 million. The upper end of the Windsor Essex County market is alive. Buyers there are selective and careful but they are absolutely making moves.

Under $300,000 the sales were thin, only about 35 across every bracket combined. That reflects a shortage of supply at that price point, not a shortage of buyers who want to get in. If that is your budget, your options are limited and you need to be ready to move quickly when something comes up.

Zooming out to the full year, through April 2026 there have been just under 1,350 homes sold in Windsor Essex County. At this point in 2025 there were just over 1,400. That is down just 5%. Listings are at just under 3,900 compared to just under 3,815 in 2025, almost identical. Roughly the same number of homes are coming to market but fewer are selling. The year to date average price is just over $552,000, down just under 4% from just over $574,000 a year ago. And the year to date median price is $550,000, completely flat, 0% change year over year. The core of this market has not moved and that stability matters.

There are real reasons why buyers in 2026 have been deliberate and careful. Windsor Essex County is a border community and the trade situation between Canada and the United States is still unsettled. The auto industry, manufacturing, and cross-border commerce affect families here in a direct and personal way that most of the rest of Ontario does not feel in the same way. Energy prices have been elevated. The cost of living feels heavy for most families. And even though interest rates have come down significantly from their 2023 peak, they are still part of every conversation when a family is thinking about committing to a home.

The Bank of Canada held its overnight lending rate at 2.25% at its most recent announcement. This is the fourth hold in a row and the rate has been at this level since October. The prime rate at most banks is sitting just under 4.5% and the best variable rates are around 3.35%. Five year fixed rates are sitting just over 4%. The bank held rather than cutting because inflation in Canada came in at just over 2.5% in March, pushed higher by energy prices connected to the situation in the Middle East. The bank does not want to lower rates while inflation is moving in the wrong direction, so they are watching carefully.

For buyers, the rate hold means your pre-approval is still valid and your monthly payment has not changed overnight. You can plan with real confidence because you are not chasing a moving target. For sellers, the buyers who want your home can still qualify today. The rate hold has not pushed them out of the picture. Your pool of potential buyers is still active.

If you are thinking about selling your home in Windsor Essex County right now, the April data is telling a clear and specific story. Homes that are priced correctly based on real comparable sales from the last 60 to 90 days in similar size, style, and condition are moving. Homes that are not priced that way are sitting in that two out of three pile. Your price has to be backed by data and only data. Not what you paid for your home. Not what you hope to get. Not what someone sold for two years ago when this was a completely different market. Getting the number right from day one is the single most important thing you can do in this market.

Condition matters more than it has in years. Buyers right now have choices and they are being selective. If your home is clean, well maintained, and shows well, it stands out immediately from everything else competing for the same buyers. If it needs work and the price does not reflect that reality, you can expect either a very long wait or an offer that comes in much lower than you expected. Your marketing needs to be professional and it needs to be everywhere. Professional photography, video, social media, email marketing, full MLS exposure. Every buyer who is actively looking for a home like yours needs to know it exists.

Be prepared for negotiations that take longer than they used to. Buyers are asking for home inspection conditions, financing conditions, and in some cases a condition to sell their own home first. That is the reality of this market. Know your bottom line before any offer comes in, stay calm when the back and forth starts, and trust a process backed by solid data and a clear strategy. At 52 to 56 days as the average time to sell right now, patience is part of your plan.

If you are thinking about buying in Windsor Essex County, the data right now is genuinely in your favour and I want you to understand exactly what that means. You have more choices than buyers have had in several years. Listings are up slightly and fewer sales are happening overall, which means you can actually find a home that fits your life and your family instead of settling for whatever happens to be available because you are afraid to miss out. You are most likely not going to find yourself in a bidding war against eight or ten other buyers in 48 hours. That is not what most buyers are dealing with in Windsor Essex County right now.

You have time to do a proper home inspection. You have time to review your financing carefully. You have time to think it through properly. And you have real negotiating power on price, conditions, closing dates, and repairs, the kind of leverage that was almost impossible to get just a few years ago. Use it. You earned it simply by being in the market at this particular time.

But be ready. Even in a market that favours buyers, prepared buyers win. Get your mortgage pre-approval done before you start seriously looking at homes. Know your budget, know the difference between what you need and what you want, and when the right home comes along at the right price, be ready to move with confidence. Good homes at the right price still attract real attention even in this market. The buyers who are prepared take advantage. The buyers who are not end up watching that home go to someone else.
