Here's the Windsor Ontario and Essex County residential market recap for the month of June. Listings are up just over 35%, or 407 homes. In June 2022, there were 1,557 homes listed on MLS, as compared to 1,150 homes in June 2021. Sales are down almost 28%, or 211 homes. In June 2022, there were 756 homes sold, as compared to 545 homes sold in June 2021. The average sale price in Windsor-Essex County is up almost 9.25%. In June 2022, the average sale price is almost $608,000, as compared to just over $556,000 in June 2021. That's an increase of $52,000. Median sale price in Windsor-Essex County is up just over 10%. In June 2022, the median sale price is almost $561,000, as compared to just over $510,000 in June 2021. That's an increase of $51,000.

Here are my thoughts about the Windsor Ontario and Essex County real estate market . As a buyer, this means you have more home to choose from, as compared to last year, and much less competition. There may be some room for negotiating the price and the terms satisfactory to you. Homes are sitting longer on the market. You may be able to get a great deal in the current Windsor Ontario and Essex County real estate market.
As a homeowner looking to sell in Windsor Ontario and Essex County this means that your home may take a bit longer to sell. The price that homes were selling for two months ago, or even a month ago, in your area, may be much lower now. The key is to be patient and to have realistic expectation in respect of current local market trends, and expect offers with conditions, such as financing condition, home inspection condition, a house to sell condition.
Having an agent who have good negotiating skills, who market your property well, give you honest and candid advice, with data to support what they're telling you, is very important. If an agent is promising you prices from one to two months ago, you should be very wary. They may just want your business and definitely don't have you and your family best interest at heart.
Here's our Windsor Ontario and Essex County year to date market data. Listings are up. 6,408 homes were listed on the MLS, as compared to 5,131 homes listed in the same time in 2021. That's an increase of almost 25%, or 1,277 homes. Sales are down by almost 8.8%. 3,545 homes were sold, as compared to 3,887 homes sold in 2021 in the same time frame. That's a decrease of 342 homes. Average sale price is almost $675,000, as compared to just over $542,000 in 2021. That's an increase of almost 24.5%, or $133,000 in value. Median sale price is $621,000, as compared to $500,000 in 2021. That's an increase of almost 24.2%, or $121,000 in value.
