Current Market at a Glance (June 2025 Stats)
Here's a snapshot of what we've seen so far this month:
- Homes Listed: 966 homes hit the MLS.
- Homes Sold: 334 homes found new owners.
- Average Sale Price (Homes): Just over $587,000.
- Median Sale Price (Homes): Almost $556,000.
- Time to Sell (Homes): On average, homes are selling in 21 days.
- Expired Listings (Homes): 49 homes didn't sell and expired.
- Cancelled Listings (Homes): A notable 429 homes were pulled from the market. This might seem like a lot, but it's not entirely surprising given market dynamics.
Condo Market Insights
The condo market has its own rhythm, and here are the numbers:
- Condos Listed: 91 condos were listed on MLS.
- Condos Sold: 18 condos found buyers.
- Average Sale Price (Condos): Just over $386,000.
- Median Sale Price (Condos): $355,000.
- Time to Sell (Condos): Condos are taking a bit longer, averaging 35 days to sell.
- Expired Listings (Condos): 5 condos expired.
- Cancelled Listings (Condos): 37 condo listings were cancelled.
What This Means for Buyers & Sellers
For My Buyer Clients: What We're Seeing π
The market is still competitive, especially for homes in great locations, priced well, and anything in the $349,000 to $399,000 range. We're often seeing multiple offers on these desirable properties, and even some higher-priced homes are generating strong competition.
Sometimes, we even encounter "bully offers" or "pre-emptive offers." These are rare, but they happen when a buyer comes in with a super strong, often unconditional offer (meaning no finance, home inspection, or house-to-sell conditions) before the seller's set offer review date. While tempting for sellers, it's a balance—they might miss out on potentially better offers down the line!
My advice for buyers: Be prepared to act quickly on well-maintained, well-priced homes in good neighbourhoods. Unconditional offers are often the key in competitive situations, so make sure you've done your homework, like getting pre-approved for your mortgage and having a solid idea of what you're comfortable with.
I recently had a client interested in a beautiful 4-bed, 2-bath home in Tecumseh listed just under $600,000. It had a finished basement, double garage, and a great lot. Six buyers were interested, and it ultimately sold for over $695,000 with a firm (no conditions) offer. Our conditional offer with a one-day home inspection, while prudent for my client's peace of mind, wasn't the winning bid in this hot competition. This just goes to show how desirable "turnkey, moving ready, priced right" homes are!

- Financial Check-in: First, talk to your bank to make sure your financial numbers align with your selling goals.
- Hire a Local Pro: This is crucial! Look for a realtor who has:
- Local Experience: Knows the area inside and out, and has a proven track record of selling homes nearby.
- Great Communication: Easy to reach, clear, friendly, and transparent.
- Strong Marketing Skills: Uses professional photos and leverages social media and online platforms to attract ideal buyers.
- Proven Track Record: Has sold many homes for good prices and has excellent reviews and references.
- Negotiating Prowess: Can get you the best deal while being honest and transparent, backing their advice with data, not "fluff."
- Availability & Professionalism: Has enough time to dedicate to your sale, is organized, and explains the process clearly, step-by-step. This is all about proof over promise!
- Prepare Your Home: Make your home shine!
- Declutter & Deep Clean: Less is more.
- Fresh & Inviting: Make sure it smells good and has great curb appeal.
- Touch-Ups & Repairs: Fix anything obvious.
- Stage if Needed: Help buyers visualize themselves in the space.
- Price it Right & Market it Well: This is vital for attracting serious buyers.
Be Patient and Realistic! Homes aren't flying off the shelves as quickly as they once were; it's taking a bit longer. However, if you follow these steps, you'll be in a strong position for a positive outcome.
We are still seeing multiple offers, usually about a week after a home hits the MLS, especially for those in great locations, that are turnkey, priced well, and show well. Some homes are selling below list price too, often due to condition, location, or being priced too high initially. Unmotivated sellers with unrealistic expectations will find their homes sitting on the market. But, if your home checks those boxes, offers can be firm or conditional.
HUGE East Windsor Announcement! π₯³
And now, for the exciting news I promised, especially for East Windsor residents! Construction has officially begun for a brand new Costco in East Windsor! π
- Location: It's being built behind the Home Depot on Tecumseh Road East, on a massive 33-acre plot (that's like 25 football fields!).
- Timeline: Road and stormwater pond construction started on June 10th. If all goes smoothly, the infrastructure should be done by December 2025, and the Costco could open by next summer!
- What's Coming: Get ready for a 158,000 sq ft Costco store, a gas station with 16 pumps, 1,000-1,100 parking spots, and even room for another big store down the line!
- Improved Access: New roads are being built, including a new connection from Tecumseh Road to Catlin Street, and Rosewell Garden Drive will be extended. Getting in and out will be much easier!
- Why East Windsor? This area, already home to Walmart, Home Depot, and Rona, is ripe for more growth and easy access. Plus, a fun fact: East Windsor was among the top five locations considered in all of Canada for a new Costco!
