We saw an 11.86% increase, which means 142 more homes were listed.

In June 2025, we had 1339 homes listed on the MLS, compared to 1197 homes in June 2024.

Sales are DOWN! 📉

Sales were down by 5.23%, or 26 fewer homes.

In June of this year, we had 471 homes sold, as compared to 497 homes sold in June 2024.

The Average Sale Price is UP! ⬆️

It's up by almost 3%, adding $17,000 in value.

In June 2025, the Average price was $582,000, compared to just over $565,000 in June last year.

The Median Sale Price (MLS) is UP! ⬆️

In June 2025, the MLS price was almost $545,000, compared to $529,000 in June of last year.

Average Days to Sell a Home: ⏳

Currently, homes are sitting on the market for an average of 29 days.

Listings are UP! ⬆️

We've seen a 15.19% increase year-to-date, adding 868 more homes to the market.

In June of this year, 6481 homes were listed on the MLS, compared to 5,713 homes in June 2024.

Sales are DOWN! ⬇️

Sales are down by 6.43%, or 165 homes.

As of June 2025, we've had 2,401 homes sold, compared to 2,566 sold by June of last year.

The Average Price is UP! 📈

A slight 0.50% increase, or $2,000.

In June of this year, the average price was just over $571,000, compared to almost $569,000 in June of last year.

The Median Sale Price is DOWN! 📉

A slight 0.56% decrease, or $3,000.

In June 2025, the median sale price was $532,000, as compared to $535,000 in June of last year.

My Insights on Current Market Trends:

The Most Active Price Range: Homes between the $300,000 and $700,000 price range seem to be the most active segment of our market. We had 348 homes sold in this range for June alone, and the same trend is happening year-to-date.

Prices are Holding Up: This is good news because it means prices are holding up – there’s no crash right now. We’re seeing a little up-and-down fluctuation, which is completely normal in any real estate market.

Slower but Still Selling: I know things are a little slower for the most part, but homes are definitely still selling.

Listing & Sales Trends: In the last 5 months, we’ve seen an increase in the upward trend of homes for sale on the MLS, and sales are trending upward as well, though they are still lower compared to last year.

Balance? Don't Be Fooled! While it might seem like we're getting into more of a balanced market, don't let that fool you. We're still getting multiple offers on many properties, almost all of them, especially those that are priced aggressively.
My Advice for Home Buyers in Windsor, Essex County & Chatham Ontario:
As a buyer, here's what my clients and I are experiencing right now in our market:

Offer Dates Are Common: We’re still seeing many homes having an "offer date" – that's a specific time and date when the seller will review all offers.

Multiple Offers persist: This happens often, especially when properties are priced aggressively (meaning low) to attract a lot of eyes and traction.

Turnkey Homes Reign Supreme: The homes that are receiving multiple offers are the ones that are turnkey, move-in ready, in a good location, show well, are marketed well, and priced well.

Clean, Unconditional Offers are Preferred: If a home checks all these boxes, the seller is likely to receive a clean, unconditional firm offer, meaning no home inspection, mortgage financing, or house-to-sell clauses. This happens when there's a lot of buyer interest.

A Real-Life Example: I want to share a recent situation my client and I experienced. A home in central Windsor was listed at $399k. It was a 4-level back split, built in the 90s, on a 40-foot lot, and beautifully updated to the nines – truly move-in ready with great curb appeal. It received 17 offers and sold for over $110,000 above list price! Personally, I felt it was worth closer to the $475k-$500k range, but it just goes to show what can happen for a perfect, turnkey home with high demand.
My Advice for Home Sellers in Windsor, Essex County & Chatham Ontario:
As a homeowner thinking of selling your home, I practice what I preach with my clients, and you've probably heard me say this many times:

Patience and Realism: First, be patient and realistic about your expectations.

Make Your Home Shine:

Curb Appeal: Ensure it has good curb appeal.

Touch-ups & Repairs: Do any necessary touch-ups and repairs.

Invest in Paint: A little paint and some small updates will go a long way.

Declutter & Clean: Declutter, clean your home, and consider a deep clean – this is a service I give to all my seller clients!

Staging: Get staging done! Your home will show so much better in pictures and videos, looking appealing to potential buyers.

Strategic Marketing: If your home is marketed well (and we do a lot of marketing online and on social media), we’ll get a lot of potential buyers to your open house and hopefully multiple offers with terms you'll like.

It Comes Down to Several Factors: Your success depends on location, price, the condition of your home, how many buyers are interested, and your motivation to sell.

No Pressure to Sell: Some of you may not have to sell if you don't get the price you want, and that’s understandable. If you don't have to sell, don't sell! It often makes more sense to stay put.

Plan if You Must Move: But if you have to move, let’s come up with a plan that makes sense financially. Talk to your bank to ensure the numbers work without penalty.

Team Effort: I'll do my part, and you'll need to do yours, working together with your team in your best interest. If we do our part together, we could potentially get you what you want.

The Key: Patience and Realism: This also comes down to the agent you work with and the data provided. The market is telling you what's happening based on current sales.

My Success Story: A classic example: last month, I did this with a client. I currently have two homes on the market where we followed the same plan: we met multiple times, created a strategy based on data, decluttered, deep cleaned, staged, did professional photography, video, and 3D virtual tours. We marketed extensively on all social media platforms and video channels. What happened? One open house had 10 visitors and verbal offers already! The second open house had 17 visitors, all potential buyers. This success comes from our game plan.
My Advice on Choosing the Right Real Estate Agent:

Do Your Homework: As a seller, I encourage you to do a little research. Look online to see what agents are doing. Talk to friends and family who've had great experiences. Go on social media or Google and look for reviews.

Interview Agents: Then, call those agents and try to have a meeting with them.

Proof Over Promise: I believe in showing you proof over promise – case studies of what agents have done in the past for other clients. That’s the agent you may want to use.

Trust Your Gut: Look at the reviews, and also trust your gut feeling about who you connect with. That's likely the one you should work with.

Fair Fees & Empathy: At the same time, they shouldn't charge an arm and a leg. They should be flexible and tailored to your needs, listening to your financial and emotional needs. It's not all about the money and commission; there are many nuances to selling a home, and it comes down to what’s best for you and your family. That’s my honest thought and opinion.

Key Agent Qualities I Value: Hire an agent who is:

Local: Knows the Windsor, Essex County, and Chatham Ontario markets inside and out.

Great Negotiating Skills: Will negotiate fiercely for you.

Markets Your Home Well: Has a strong marketing strategy.

Shows Proof Over Promise: Provides case studies.

Honest: No sugar-coating anything, tells you the truth, not just what you want to hear or gives you inflated numbers or outdated data. The market changes dramatically, especially with economic factors like tariffs and unemployment rates.

Communicative: An agent must communicate with you. If you call or text them initially and they don't get back to you promptly, that’s a red flag. You want an agent who responds quickly, gives you answers, or tells you truthfully if they need time to get back to you. They should constantly update you and tell you what’s going on and what’s next, so you don't have to chase them for updates.
