July 1-11- 2025 Windsor-Essex Real Estate Market Update: What Buyers and Sellers Need to Know

What the July 1-11-2025 Numbers Tell Us

This month, 542 homes were listed on the MLS and 154 were sold. The average sale price jumped to just over $632,000, largely due to a few high-end sales between $900,000 and $3.7M.

  • Median home price: $550,000

  • Expired listings: 34

  • Cancelled listings: 268

  • Average days to sell: 27

Condos showed different activity:

  • Condos listed: 54

  • Condos sold: 5

  • Average condo price: $368,000

  • Median condo price: $352,500

  • Average days to sell: 26

 

What Buyers Need to Expect

Offer dates are still happening—yes, even in this slower market. If a home is priced aggressively, staged well, and located in a good area, expect multiple offers and over-asking sales.

A few of my clients recently faced heavy competition. We got firm offers accepted after strategic staging, professional photography, and targeted marketing.

Hot buyer segment? Homes priced between $349,000 and $400,000 are flying off the market. First-time buyers—this is your battleground.

Buyer Tip: Get pre-approved. Do a pre-inspection if possible. Be ready to act fast but don’t lose your head. If the house doesn’t feel right—you wait. Regret is expensive.

 

For Sellers: Why Presentation & Price Matter

This month, we sold two homes:
🏡 A semi-detached home in Tecumseh (listed at $499K) and
🏠 A starter home (listed at $299K) in Central Windsor.

Both were decluttered, painted, staged, cleaned, and marketed like million-dollar listings—because every home deserves that kind of respect.

Seller Advice:

  • Don’t overprice based on emotion

  • Work with someone who shows proof—not fluff
